An initial underwriting can be accomplished by submitting the following items via email to Loan@PFCRE.com

1. Description of Loan Request
2. Property Address
3. Current rent roll
4. Previous three years operating statements

The list below are additional items that may be required.

• Description of ownership structure
• Resumes and personal financial statements all principals
• Year to date operating statements for the subject property
• Description of major tenants (occupying >20%)
• Any available third-party reports (environmental, engineering, appraisal, etc.)
• Copies of commercial leases and amendments
• Brief description of site and improvements, including size, age, etc.
• General market information
• Marketing material
• Resume for the property management company
• Description of existing debt, terms and maturity
